Popescu Ilie cu domiciliul&nbsp;&nbsp;in Iasi, judetul Iasi , str Florilor nr.3, bloc L3, scara A, etaj 5, ap. 26, in calitate de proprietar al imobilului de la adresa mai sus-mentionata si<\/span><\/div>\n<div style=\"line-height: 19.5px; margin-left: 21.55pt; text-align: justify; text-indent: -21.55pt;\"><span lang=\"RO\" style=\"font-family: Arial; font-size: 10.5pt; line-height: 21px;\">1.2. Ionescu Petre cu domiciliul in Iasi , judetul Iasi , str. Uzinei, nr.15,&nbsp;&nbsp;bloc 56, scara L, etaj 2, ap. 4, posesor al cartii de identitate seria MX&nbsp;&nbsp;nr. 082123 eliberata la data de 15 .09.1995 de Politia Municipiului Iasi&nbsp;&nbsp;in calitate de&nbsp;<b>chirias<\/b><\/span><\/div>\n<div style=\"line-height: 19.5px; margin-left: 21.55pt; text-align: justify; text-indent: -21.55pt;\"><b><span lang=\"RO\" style=\"font-family: Arial; font-size: 10.5pt; line-height: 21px;\">&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;<\/span><\/b><span lang=\"RO\" style=\"font-family: Arial; font-size: 10.5pt; line-height: 21px;\">au convenit sa incheie prezentul contract de locatiune cu respectarea urmatoarelor clauze:<\/span><\/div>\n<div style=\"line-height: 19.5px; margin-left: 21.55pt; text-align: justify; text-indent: -21.55pt;\"><\/div>\n<div style=\"line-height: 19.5px; text-align: justify;\"><b><span lang=\"RO\" style=\"font-family: Arial; font-size: 10.5pt; line-height: 21px;\">II. OBIECTUL CONTRACTULUI<\/span><\/b><\/div>\n<div style=\"line-height: 19.5px; margin-left: 21.55pt; text-align: justify; text-indent: -21.55pt;\"><span lang=\"RO\" style=\"font-family: Arial; font-size: 10.5pt; line-height: 21px;\">2.1. Primul, in calitate de proprietar inchiriaza, iar secundul, in calitate de chirias, ia cu chirie locuinta situata in str Florilor nr.3, bloc L3, scara A, etaj 5, ap. 26 ,<\/span><\/div>\n<div style=\"line-height: 19.5px; margin-left: 21.55pt; text-align: justify; text-indent: -21.55pt;\"><span lang=\"RO\" style=\"font-family: Arial; font-size: 10.5pt; line-height: 21px;\">&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;compusa din 3&nbsp;&nbsp;camere in suprafata utila de 65.03 mp (o camera de 3.20 mp, o camera de 3.78 mp, o camera de 4.72 mp), dependinte in suprafata de 15.09 mp (o baie 2.10 mp,<\/span><\/div>\n<div style=\"line-height: 19.5px; margin-left: 21.55pt; text-align: justify; text-indent: -21.55pt;\"><span lang=\"RO\" style=\"font-family: Arial; font-size: 10.5pt; line-height: 21px;\">&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;o bucatarie 3.75 mp,&nbsp;&nbsp;un wc 2.10 mp, o debara 0.71 mp,<\/span><\/div>\n<div style=\"line-height: 19.5px; margin-left: 21.55pt; text-align: justify; text-indent: -21.55pt;\"><span lang=\"RO\" style=\"font-family: Arial; font-size: 10.5pt; line-height: 21px;\">&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;o camara 1.18. mp, o boxa 1.80 mp, un hol 3.45 mp) si cota indiviza de 2.81% din suprafata de folosinta comuna a imobilului.<\/span><\/div>\n<div style=\"line-height: 19.5px; margin-left: 21.55pt; text-align: justify; text-indent: -21.55pt;\"><span lang=\"RO\" style=\"font-family: Arial; font-size: 10.5pt; line-height: 21px;\">2.2. Locuinta ce face obiectul prezentului contract de inchiriere va fi folosita de chirias si membrii sai de familie, respectiv, Ana &#8211; sotie, George \u2013 fiu si Alina &#8211;&nbsp;&nbsp;fiica.<\/span><\/div>\n<div style=\"line-height: 19.5px; margin-left: 21.55pt; text-align: justify; text-indent: -21.55pt;\"><span lang=\"RO\" style=\"font-family: Arial; font-size: 10.5pt; line-height: 21px;\">2.3. Locuinta descrisa la pct. 2.1 s-a predat in stare de folosinta, cu instalatiile si inventarul prevazute in procesul-verbal de predare-primire incheiat intre proprietar si chirias, care face parte integranta din prezentul contract.<\/span><\/div>\n<div style=\"line-height: 19.5px; margin-left: 21.55pt; text-align: justify; text-indent: -21.55pt;\"><span lang=\"RO\" style=\"font-family: Arial; font-size: 10.5pt; line-height: 21px;\">2.4. Termenul de inchiriere este de 2 ani, cu incepere de la data de 6 decembrie 2003 si pana la data de 6 decembrie 2005, la expirarea acestui termen, contractul putand fi reinnoit cu acordul partilor.<\/span><\/div>\n<div style=\"line-height: 19.5px; text-align: justify;\"><b><span lang=\"RO\" style=\"font-family: Arial; font-size: 10.5pt; line-height: 21px;\">III. PRETUL CONTRACTULUI<\/span><\/b><\/div>\n<div style=\"line-height: 19.5px; margin-left: 21.55pt; text-align: justify; text-indent: -21.55pt;\"><span lang=\"RO\" style=\"font-family: Arial; font-size: 10.5pt; line-height: 21px;\">3.1. Chiria aferenta locuintei inchiriate este lunara, in suma de 1.500.000lei (adica un milion cinci sute mii lei) si este calculata in conformitate cu prevederile normelor legale.<\/span><\/div>\n<div style=\"line-height: 19.5px; margin-left: 21.55pt; text-align: justify; text-indent: -21.55pt;\"><span lang=\"RO\" style=\"font-family: Arial; font-size: 10.5pt; line-height: 21px;\">3.2. Chiria se datoreaza incepand cu data de 6 decembrie 2003 si se achita proprietarului contra chitanta pana la data de 30&nbsp;&nbsp;a fiecarei luni, pentru luna in curs.<\/span><\/div>\n<div style=\"line-height: 19.5px; margin-left: 21.55pt; text-align: justify; text-indent: -21.55pt;\"><span lang=\"RO\" style=\"font-family: Arial; font-size: 10.5pt; line-height: 21px;\">3.3. La data incheierii prezentului contract, chiriasul a achitat proprietarului, cu anticipatie, suma de 6.000.000 lei (adica sase milioane lei), reprezentand chiria aferenta locuintei pe o perioada de 4 luni.<\/span><\/div>\n<div style=\"line-height: 19.5px; margin-left: 21.55pt; text-align: justify; text-indent: -21.55pt;\"><span lang=\"RO\" style=\"font-family: Arial; font-size: 10.5pt; line-height: 21px;\">3.4. Pe durata inchirierii, cuantumul chiriei se va putea modifica in urmatoarele situatii asupra carora partile convin:<\/span><\/div>\n<div style=\"line-height: 19.5px; margin-left: 54pt; text-align: justify; text-indent: -18pt;\"><\/div>\n<div style=\"line-height: 19.5px; margin-left: 54pt; text-align: justify; text-indent: -18pt;\"><\/div>\n<div style=\"line-height: 19.5px; margin-left: 54pt; text-align: justify; text-indent: -18pt;\"><\/div>\n<div style=\"line-height: 19.5px; margin-left: 21.55pt; text-align: justify; text-indent: -21.55pt;\"><span lang=\"RO\" style=\"font-family: Arial; font-size: 10.5pt; line-height: 21px;\">3.5. Orice modificare a cuantumului chiriei se va comunica in scris chiriasului cu cel putin 60 de zile inainte de termenul scadent de plata.<\/span><\/div>\n<div style=\"line-height: 19.5px; margin-left: 21.55pt; text-align: justify; text-indent: -21.55pt;\"><span lang=\"RO\" style=\"font-family: Arial; font-size: 10.5pt; line-height: 21px;\">3.6. Neplata la termen a chiriei atrage o penalizare de 1% asupra sumei datorate, pentru fiecare zi de intarziere, incepand cu prima zi care urmeaza aceleia in care suma a devenit exigibila, fara ca majorarea sa poata depasi totalul chiriei restante.<\/span><\/div>\n<div style=\"line-height: 19.5px; text-align: justify;\"><b><span lang=\"RO\" style=\"font-family: Arial; font-size: 10.5pt; line-height: 21px;\">IV. OBLIGATIILE PARTILOR<\/span><\/b><\/div>\n<div style=\"line-height: 19.5px; text-align: justify;\"><span lang=\"RO\" style=\"font-family: Arial; font-size: 10.5pt; line-height: 21px;\">4.1. Proprietarul are urmatoarele obligatii:<\/span><\/div>\n<div style=\"line-height: 19.5px; margin-left: 54pt; text-align: justify; text-indent: -18pt;\"><\/div>\n<div style=\"line-height: 19.5px; margin-left: 54pt; text-align: justify; text-indent: -18pt;\"><\/div>\n<div style=\"line-height: 19.5px; margin-left: 54pt; text-align: justify; text-indent: -18pt;\"><\/div>\n<div style=\"line-height: 19.5px; text-align: justify;\"><span lang=\"RO\" style=\"font-family: Arial; font-size: 10.5pt; line-height: 21px;\">4.2. Chiriasul are urmatoarele obligatii:<\/span><\/div>\n<div style=\"line-height: 19.5px; margin-left: 54pt; text-align: justify; text-indent: -18pt;\"><\/div>\n<div style=\"line-height: 19.5px; margin-left: 54pt; text-align: justify; text-indent: -18pt;\"><\/div>\n<div style=\"line-height: 19.5px; margin-left: 54pt; text-align: justify; text-indent: -18pt;\"><\/div>\n<div style=\"line-height: 19.5px; margin-left: 54pt; text-align: justify; text-indent: -18pt;\"><\/div>\n<div style=\"line-height: 19.5px; text-align: justify;\"><b><span lang=\"RO\" style=\"font-family: Arial; font-size: 10.5pt; line-height: 21px;\">V. REZILIEREA CONTRACTULUI{1)T<\/span><\/b><\/div>\n<div style=\"line-height: 19.5px; text-align: justify;\"><span lang=\"RO\" style=\"font-family: Arial; font-size: 10.5pt; line-height: 21px;\">5.1. Contractul de inchiriere poate fi reziliat inainte de termenul pentru care s-a incheiat:<\/span><\/div>\n<div style=\"line-height: 19.5px; margin-left: 54pt; text-align: justify; text-indent: -18pt;\"><\/div>\n<div style=\"line-height: 19.5px; margin-left: 54pt; text-align: justify; text-indent: -18pt;\"><\/div>\n<div style=\"line-height: 19.5px; margin-left: 54pt; text-align: justify; text-indent: -18pt;\"><\/div>\n<div style=\"line-height: 19.5px; margin-left: 54pt; text-align: justify; text-indent: -18pt;\"><\/div>\n<div style=\"line-height: 19.5px; margin-left: 54pt; text-align: justify; text-indent: -18pt;\"><\/div>\n<div style=\"line-height: 19.5px; margin-left: 54pt; text-align: justify; text-indent: -18pt;\"><\/div>\n<div style=\"line-height: 19.5px; margin-left: 21.55pt; text-align: justify; text-indent: -21.55pt;\"><span lang=\"RO\" style=\"font-family: Arial; font-size: 10.5pt; line-height: 21px;\">5.2. Chiriasul nu poate subinchiria locuinta.<\/span><\/div>\n<div style=\"line-height: 19.5px; margin-left: 21.55pt; text-align: justify; text-indent: -21.55pt;\"><span lang=\"RO\" style=\"font-family: Arial; font-size: 10.5pt; line-height: 21px;\">5.4. Contractul inceteaza in termen de 30 de zile de la data parasirii domiciliului de catre titularul contractului sau de la data inregistrarii decesului, daca persoanele indreptatite prin lege nu au solicitat preluarea contractului.<\/span><\/div>\n<div style=\"line-height: 19.5px; text-align: justify;\"><b><span lang=\"RO\" style=\"font-family: Arial; font-size: 10.5pt; line-height: 21px;\">VI. CLAUZE FINALE<\/span><\/b><\/div>\n<div style=\"line-height: 19.5px; margin-left: 21.55pt; text-align: justify; text-indent: -21.55pt;\"><span lang=\"RO\" style=\"font-family: Arial; font-size: 10.5pt; line-height: 21px;\">6.1. Prezentul contract de inchiriere este accesoriu la contractul de munca incheiat cu chiriasul.<sup>&nbsp;2)<\/sup><\/span><\/div>\n<div style=\"line-height: 19.5px; margin-left: 21.55pt; text-align: justify; text-indent: -21.55pt;\"><span lang=\"RO\" style=\"font-family: Arial; font-size: 10.5pt; line-height: 21px;\">6.2.
