Actualmente in RM loturile de teren sunt recunoscute ca bunuri imobile si se dezvolta piata imobiliara funciara, realizindu-se circulatia terenurilor. Termenul&nbsp;<i>circulatie juridica a bunurilor&nbsp;<\/i>are 2 acceptiuni&nbsp;:&nbsp;<b><i>stricto sensu<\/i><\/b>&nbsp;\u2013 constituirea, transferul si dobindirea dreptului de proprietate, a altor drepturi reale si accesorii&nbsp;;&nbsp;<\/span><b><i><span lang=\"EN-GB\">lato sensu \u2013&nbsp;<\/span><\/i><\/b><span lang=\"EN-GB\">constituirea, modificarea, transferul si stingerea oricaror drepturi subiective<a href=\"https:\/\/www.blogger.com\/blogger.g?blogID=4202955034125599721\" name=\"more\" style=\"color: #ee5307; outline: none; text-decoration-line: none;\"><\/a>&nbsp;reale<b><i>&nbsp;<\/i><\/b>si de creanta asupra unui bun.<\/span><\/div>\n<p><\/p>\n<div style=\"line-height: 19.5px; text-align: justify;\"><b><i><span lang=\"EN-GB\">Circulatia terenurilor \u2013&nbsp;<\/span><\/i><\/b><span lang=\"EN-GB\">reprezinta totalitatea tranzactiilor funciare cu loturile de teren sau cota parte din teren echivalent.<\/span><\/div>\n<p><\/p>\n<div style=\"line-height: 19.5px; text-align: justify;\"><b><i><span lang=\"EN-GB\">Libera circulatie aterenurilor \u2013<\/span><\/i><\/b><span lang=\"EN-GB\">&nbsp;este acea regula de drept potrivit careia terenurile aflate in circuitul civil pot fi instrainate sau\/si dobindite liber prin modurile prevazute de lege.<\/span><\/div>\n<p><\/p>\n<div style=\"line-height: 19.5px; text-align: justify;\"><span lang=\"EN-GB\">Pina in anul 1991 terenurile erau scoase din circuitul civil.&nbsp;<\/span><span lang=\"FR\">La etapa actuala circulatia juridical a terenurilor este reglementata de catre Codul Civil, Codul funciar, Legea privind pretul normativ si vinzarea-cumpararea pamintului.<\/span><\/div>\n<p><\/p>\n<div style=\"line-height: 19.5px; text-align: justify;\"><span lang=\"FR\">Circulatia juridica a terenurilor se realizeaza prin diferite modalitati de dobindire a dreptului de proprietate si a altor drepturi reale asupra terenurilor.&nbsp;<\/span><span lang=\"EN-GB\">Acestea sunt&nbsp;:<\/span><\/div>\n<p><\/p>\n<div style=\"line-height: 19.5px; margin-left: 0pt; text-align: justify; text-indent: 0pt;\"><span lang=\"EN-GB\">&#8211;<span style=\"font-family: &quot;&quot;; font-size: 7pt; font-stretch: normal; font-variant-east-asian: normal; font-variant-numeric: normal; line-height: normal;\">&nbsp;<\/span><\/span><span lang=\"EN-GB\">hotarirea judecatoreasca&nbsp;; &#8211; legea&nbsp;; &#8211; contractul&nbsp;translativ sau constitutiv de drepturi reale asupra terenurilor; &#8211; succesiune.<\/span><\/div>\n<p><\/p>\n<div style=\"line-height: 19.5px; text-align: justify;\"><span lang=\"EN-GB\">Codul funciar stipuleaza ca terenurile dobindite in proprietate private se pot transmite prin mostenire.
