OBIECTUL CONTRACTULUI<\/span><\/b><\/div>\n<div style=\"margin-left: 21.55pt; text-indent: -21.55pt;\"><span lang=\"RO\" style=\"font-family: Arial;\">2.1. Locuinta ce face obiectul prezentului contract de inchiriere va fi folosita de chirias si membrii sai de familie, &#8230;&#8230;&#8230;&#8230;&#8230;&#8230; sotie, &#8230;&#8230;&#8230;&#8230;&#8230;&#8230;.. fiu, &#8230;&#8230;&#8230;&#8230;&#8230;&#8230;.. fiica, etc.<\/span><\/div>\n<div style=\"margin-left: 21.55pt; text-indent: -21.55pt;\"><span lang=\"RO\" style=\"font-family: Arial;\">2.3. Locuinta descrisa la pct. 2.1 s-a predat in stare de folosinta, cu instalatiile si inventarul prevazute in procesul-verbal de predare-primire incheiat intre proprietar\/administrator si chirias, care face parte integranta din prezentul contract.<\/span><\/div>\n<div style=\"margin-left: 21.55pt; text-indent: -21.55pt;\"><span lang=\"RO\" style=\"font-family: Arial;\">2.4. Termenul de inchiriere este de &#8230;&#8230;&#8230;&#8230;&#8230;.. ani\/luni, cu incepere de la data de &#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230; si pana la data de &#8230;&#8230;&#8230;&#8230;.., la expirarea acestui termen, contractul putand fi reinnoit cu acordul partilor.<\/span><\/div>\n<div><b><span lang=\"RO\" style=\"font-family: Arial;\">III. PRETUL CONTRACTULUI<\/span><\/b><\/div>\n<div style=\"margin-left: 21.55pt; text-indent: -21.55pt;\"><span lang=\"RO\" style=\"font-family: Arial;\">3.1. Chiria aferenta locuintei inchiriate este lunara, in suma de (in cifre) &#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230; lei (adica &#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;.. lei) si este calculata in conformitate cu prevederile normelor legale.<\/span><\/div>\n<div style=\"margin-left: 21.55pt; text-indent: -21.55pt;\"><span lang=\"RO\" style=\"font-family: Arial;\">3.2. Chiria se datoreaza incepand cu data de &#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230; si se achita proprietarului contra chitanta\/in contul sau nr. &#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;., deschis la Banca &#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;. pana la data de &#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;. a fiecarei luni, pentru luna in curs.<\/span><\/div>\n<div style=\"margin-left: 21.55pt; text-indent: -21.55pt;\"><span lang=\"RO\" style=\"font-family: Arial;\">3.3. La data incheierii prezentului contract, chiriasul a achitat proprietarului, cu anticipatie, suma de &#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;. lei (adica &#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;. lei), reprezentand chiria aferenta locuintei pe o perioada de (in cifre si litere) &#8230;&#8230;&#8230;&#8230; luni.<\/span><\/div>\n<div style=\"margin-left: 21.55pt; text-indent: -21.55pt;\"><span lang=\"RO\" style=\"font-family: Arial;\">3.4. Pe durata inchirierii, cuantumul chiriei se va putea modifica in urmatoarele situatii asupra carora partile convin:<\/span><\/div>\n<div style=\"margin-left: 54pt; text-indent: -18pt;\"><span lang=\"RO\" style=\"font-family: Arial;\"><span>a)<span style=\"font: 7pt &quot;Times New Roman&quot;;\">&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <\/span><\/span><\/span><span lang=\"RO\" style=\"font-family: Arial;\">&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;..<\/span><\/div>\n<div style=\"margin-left: 54pt; text-indent: -18pt;\"><span lang=\"RO\" style=\"font-family: Arial;\"><span>b)<span style=\"font: 7pt &quot;Times New Roman&quot;;\">&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <\/span><\/span><\/span><span lang=\"RO\" style=\"font-family: Arial;\">&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;..<\/span><\/div>\n<div style=\"margin-left: 54pt; text-indent: -18pt;\"><span lang=\"RO\" style=\"font-family: Arial;\"><span>c)<span style=\"font: 7pt &quot;Times New Roman&quot;;\">&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <\/span><\/span><\/span><span lang=\"RO\" style=\"font-family: Arial;\">\u2026\u2026&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230; etc.<\/span><\/div>\n<div style=\"margin-left: 21.55pt; text-indent: -21.55pt;\"><span lang=\"RO\" style=\"font-family: Arial;\">3.5. Orice modificare a cuantumului chiriei se va comunica in scris chiriasului cu cel putin 60 de zile inainte de termenul scadent de plata.<\/span><\/div>\n<div style=\"margin-left: 21.55pt; text-indent: -21.55pt;\"><span lang=\"RO\" style=\"font-family: Arial;\">3.6. Neplata la termen a chiriei atrage o penalizare de &#8230;&#8230;&#8230;&#8230;&#8230;&#8230;% asupra sumei datorate, pentru fiecare zi de intarziere, incepand cu prima zi care urmeaza aceleia in care suma a devenit exigibila, fara ca majorarea sa poata depasi totalul chiriei restante.<\/span><\/div>\n<div><b><span lang=\"RO\" style=\"font-family: Arial;\">IV. OBLIGATIILE PARTILOR<\/span><\/b><\/di\n\nv><\/p>\n<div><span lang=\"RO\" style=\"font-family: Arial;\">4.1. Proprietarul are urmatoarele obligatii:<\/span><\/div>\n<div style=\"margin-left: 54pt; text-indent: -18pt;\"><span lang=\"RO\" style=\"font-family: Arial;\"><span>a)<span style=\"font: 7pt &quot;Times New Roman&quot;;\">&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <\/span><\/span><\/span><span lang=\"RO\" style=\"font-family: Arial;\">sa predea chiriasului locuinta in stare normala de folosinta;<\/span><\/div>\n<div style=\"margin-left: 54pt; text-indent: -18pt;\"><span lang=\"RO\" style=\"font-family: Arial;\"><span>b)<span style=\"font: 7pt &quot;Times New Roman&quot;;\">&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <\/span><\/span><\/span><span lang=\"RO\" style=\"font-family: Arial;\">sa ia masuri pentru repararea si mentinerea in stare de siguranta in exploatare si in functionalitate a cladirii pe toata durata inchirierii locuintei;<\/span><\/div>\n<div style=\"margin-left: 54pt; text-indent: -18pt;\"><span lang=\"RO\" style=\"font-family: Arial;\"><span>c)<span style=\"font: 7pt &quot;Times New Roman&quot;;\">&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <\/span><\/span><\/span><span lang=\"RO\" style=\"font-family: Arial;\">sa intretina in bune conditii: elementele structurii de rezistenta ale cladirii; elementele de constructii exterioare ale cladirii (acoperis, fatada, imprejmuiri, pavimente, scari exterioare), curti si gradini, precum si spatiile comune din interiorul cladirii (casa scarii, holurile, coridoarele, subsolurile); sa intretina in bune conditii instalatiile comune proprii cladirii (hidrofor, instalatii de alimentare cu apa, de canalizare, instalatii de incalzire centrala si de preparare a apei calde, instalatii electrice si de gaze, centrale termice, crematorii, instalatii de colectare a deseurilor, instalatii de antena colectiva, telefonie s.a.).<\/span><\/div>\n<div><span lang=\"RO\" style=\"font-family: Arial;\">4.2. Chiriasul are urmatoarele obligatii:<\/span><\/div>\n<div style=\"margin-left: 54pt; text-indent: -18pt;\"><span lang=\"RO\" style=\"font-family: Arial;\"><span>a)<span style=\"font: 7pt &quot;Times New Roman&quot;;\">&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <\/span><\/span><\/span><span lang=\"RO\" style=\"font-family: Arial;\">sa efectueze lucrarile de intretinere, de reparatii sau de inlocuire a elementelor de constructii si instalatii din folosinta exclusiva;<\/span><\/div>\n<div style=\"margin-left: 54pt; text-indent: -18pt;\"><span lang=\"RO\" style=\"font-family: Arial;\"><span>b)<span style=\"font: 7pt &quot;Times New Roman&quot;;\">&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <\/span><\/span><\/span><span lang=\"RO\" style=\"font-family: Arial;\">sa repare sau sa inlocuiasca elementele de constructii si instalatii deteriorate din folosinta comuna, ca urmare a folosirii lor necorespunzatoare, indiferent daca acestea sunt in interiorul sau in exteriorul cladirii. Daca persoanele care au produs degradarea nu au fost identificate, atunci cheltuielile de reparatii se suporta de catre cei care au acces sau folosesc in comun elementele de constructii, instalatii, obiectele si dotarile aferente;<\/span><\/div>\n<div style=\"margin-left: 54pt; text-indent: -18pt;\"><span lang=\"RO\" style=\"font-family: Arial;\"><span>c)<span style=\"font: 7pt &quot;Times New Roman&quot;;\">&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <\/span><\/span><\/span><span lang=\"RO\" style=\"font-family: Arial;\">sa asigure curatenia si igienizarea in interiorul locuintei si la partile de folosinta comuna pe toata durata prezentului contract;<\/span><\/div>\n<div style=\"margin-left: 54pt; text-indent: -18pt;\"><span lang=\"RO\" style=\"font-family: Arial;\"><span>d)<span style=\"font: 7pt &quot;Times New Roman&quot;;\">&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <\/span><\/span><\/span><span lang=\"RO\" style=\"font-family: Arial;\">sa predea, la mutarea din locuinta, proprietarului, locuinta in stare de folosinta si de curatenie si cu obiectele mentionate in procesul-verbal de predare-primire intocmit la preluarea in folosinta a locuintei.<\/span><\/div>\n<div><b><span lang=\"RO\" style=\"font-family: Arial;\">V. REZILIEREA CONTRACTULUI{1)T<\/span><\/b><\/div>\n<div><span lang=\"RO\" style=\"font-family: Arial;\">5.1. Contractul de inchiriere poate fi reziliat inainte de termenul pentru care s-a incheiat:<\/span><\/div>\n<div style=\"margin-left: 54pt; text-indent: -18pt;\"><span lang=\"RO\" style=\"font-family: Arial;\"><span>a)<span style=\"font: 7pt &quot;Times New Roman&quot;;\">&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <\/span><\/span><\/span><span lang=\"RO\" style=\"font-family: Arial;\">la cererea chiriasului, cu conditia notificarii prealabile, cu cel putin 60 de zile, inainte de data la care va avea loc rezilierea;<\/span><\/div>\n<div style=\"margin-left: 54pt; text-indent: -18pt;\"><span lang=\"RO\" style=\"font-family: Arial;\"><span>b)<span style=\"font: 7pt &quot;Times New Roman&quot;;\">&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <\/span><\/span><\/span><span lang=\"RO\" style=\"font-family: Arial;\">la cererea proprietarului, atunci cand chiriasul:<\/span><\/div>\n<div style=\"margin-left: 54pt; text-indent: -18pt;\"><span lang=\"RO\" style=\"font-family: Arial;\"><span>&#8211;<span style=\"font: 7pt &quot;Times New Roman&quot;;\">&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <\/span><\/span><\/span><span lang=\"RO\" style=\"font-family: Arial;\">nu a achitat chiria cel putin (in cifre si litere) &#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;.. luni consecutiv;<\/span><\/div>\n<div style=\"margin-left: 54pt; text-indent: -18pt;\"><span lang=\"RO\" style=\"font-family: Arial;\"><span>&#8211;<span style=\"font: 7pt &quot;Times New Roman&quot;;\">&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <\/span><\/span><\/span><span lang=\"RO\" style=\"font-family: Arial;\">a provocat stricaciuni insemnate locuintei, cladirii in care este situata instalatiilor, precum si oricaror altor bunuri aferente lor sau daca instraineaza, fara drept, parti ale acestora;<\/span><\/div>\n<div style=\"margin-left: 54pt; text-indent: -18pt;\"><span lang=\"RO\" style=\"font-family: Arial;\"><span>&#8211;<span style=\"font: 7pt &quot;Times New Roman&quot;;\">&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <\/span><\/span><\/span><span lang=\"RO\" style=\"font-family: Arial;\">are un comportament care face imposibila convietuirea sau impiedica folosirea normala a locuintei;<\/span><\/div>\n<div style=\"margin-left: 54pt; text-indent: -18pt;\"><span lang=\"RO\" style=\"font-family: Arial;\"><span>&#8211;<span style=\"font: 7pt &quot;Times New Roman&quot;;\">&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp; <\/span><\/span><\/span><span lang=\"RO\" style=\"font-family: Arial;\">nu a respectat clauzele contractuale.<\/span><\/div>\n<div style=\"margin-left: 21.55pt; text-indent: -21.55pt;\"><span lang=\"RO\" style=\"font-family: Arial;\">5.2. Chiriasul poate\/nu poate subinchiria locuinta.<\/span><\/div>\n<div style=\"margin-left: 21.55pt; text-indent: -21.55pt;\"><span lang=\"RO\" style=\"font-family: Arial;\">5.4. Contractul inceteaza in termen de 30 de zile de la data parasirii domiciliului de catre titularul contractului sau de la data inregistrarii decesului, daca persoanele indreptatite prin lege nu au solicitat preluarea contractului.<\/span><\/div>\n<div><b><span lang=\"RO\" style=\"font-family: Arial;\">VI. CLAUZE FINALE<\/span><\/b><\/div>\n<div style=\"margin-left: 21.55pt; text-indent: -21.55pt;\"><span lang=\"RO\" style=\"font-family: Arial;\">6.1. Prezentul contract de inchiriere este accesoriu la contractul de munca incheiat cu chiriasul.<sup> 2)<\/sup><\/span><\/div>\n<div style=\"margin-left: 21.55pt; text-indent: -21.55pt;\"><span lang=\"RO\" style=\"font-family: Arial;\">6.2.
