OBIECTUL CONTRACTULUI<\/span><\/b><\/div>\n<div style=\"margin-left: 21.55pt; text-indent: -21.55pt;\"><span lang=\"RO\" style=\"font-family: Arial;\">2.1. Vanzatorul declara ca ii vinde cumparatorului nuda proprietate a imobilului situat in &#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;, str. &#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230; nr. &#8230;&#8230;&#8230;&#8230;&#8230;., compus din &#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;. camere de locuit si dependinte, anexele gospodaresti, curte etc., precum si dreptul de proprietate asupra terenului aferent in suprafata de &#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;. mp.<\/span><\/div>\n<div style=\"margin-left: 21.55pt; text-indent: -21.55pt;\"><span lang=\"RO\" style=\"font-family: Arial;\">2.2. Precizez ca imi rezerv dreptul de habitatie viagera asupra intregului imobil si cer inscrierea acestuia in Cartea funciara.<\/span><\/div>\n<div style=\"margin-left: 21.55pt; text-indent: -21.55pt;\"><span lang=\"RO\" style=\"font-family: Arial;\">2.3. Eu, vanzatorul, am dobandit dreptul de proprietate asupra imobilului mai sus descris prin mostenire de la &#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230; decedat(a) la data de &#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;.. si mi-a fost eliberat certificatul de mostenitor nr. &#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;. din &#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230; in dosarul nr. &#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230; de catre &#8230;&#8230;&#8230;&#8230;&#8230;&#8230; .<\/span><\/div>\n<div><b><span lang=\"RO\" style=\"font-family: Arial;\">III. PRETUL CONTRACTULUI<\/span><\/b><\/div>\n<div style=\"margin-left: 21.55pt; text-indent: -21.55pt;\"><span lang=\"RO\" style=\"font-family: Arial;\">3.1. Pretul de vanzare este de &#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;. lei\/o valuta convertibila, echivalentul a &#8230;&#8230;&#8230;&#8230;&#8230;&#8230;.. lei, calculat la cursul de schimb valutar de &#8230;&#8230;&#8230;&#8230;&#8230;&#8230;. lei\/o valuta convertibila.<\/span><\/div>\n<div style=\"margin-left: 21.55pt; text-indent: -21.55pt;\"><span lang=\"RO\" style=\"font-family: Arial;\">3.2. Aceasta suma a fost incasata de cumparator de la vanzator, astazi, &#8230;&#8230;&#8230;.. data autentificarii prezentului contract, data de la care imobilul intra in stapanirea cumparatorului de fapt si de drept.<\/span><\/div>\n<div><b><span lang=\"RO\" style=\"font-family: Arial;\">IV. OBLIGATIILE PARTILOR<\/span><\/b><\/div>\n<div><span lang=\"RO\" style=\"font-family: Arial;\">4.1. Obligatiile vanzatorului sunt urmatoarele:<\/span><\/div>\n<div style=\"margin-left: 36pt; text-indent: -18pt;\"><span lang=\"RO\" style=\"font-family: Arial;\">a)<span style=\"font-family: &quot;Times New Roman&quot;; font-size: 7pt; font-stretch: normal; font-variant-east-asian: normal; font-variant-numeric: normal; line-height: normal;\">&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;<\/span><\/span><span lang=\"RO\" style=\"font-family: Arial;\">sa predea imobilul descris la pct. 2.1 de mai sus, la data prevazuta in contract;<\/span><\/div>\n<div style=\"margin-left: 36pt; text-indent: -18pt;\"><span lang=\"RO\" style=\"font-family: Arial;\">b)<span style=\"font-family: &quot;Times New Roman&quot;; font-size: 7pt; font-stretch: normal; font-variant-east-asian: normal; font-variant-numeric: normal; line-height: normal;\">&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;<\/span><\/span><span lang=\"RO\" style=\"font-family: Arial;\">sa garanteze cumparatorul impotriva evictiunii si impotriva viciilor ascunse.<\/span><\/div>\n<div><span lang=\"RO\" style=\"font-family: Arial;\">4.2. Obligatiile cumparatorului sunt urmatoarele:<\/span><\/div>\n<div style=\"margin-left: 36pt; text-indent: -18pt;\"><span lang=\"RO\" style=\"font-family: Arial;\">a)<span style=\"font-family: &quot;Times New Roman&quot;; font-size: 7pt; font-stretch: normal; font-variant-east-asian: normal; font-variant-numeric: normal; line-height: normal;\">&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;<\/span><\/span><span lang=\"RO\" style=\"font-family: Arial;\">sa efectueze plata pretului la locul si data mentionate la pct. 3.1 si 3.2 prin contract sau la locul unde se face predarea imobilului;<\/span><\/div>\n<div style=\"margin-left: 36pt; text-indent: -18pt;\"><span lang=\"RO\" style=\"font-family: Arial;\">b)<span style=\"font-family: &quot;Times New Roman&quot;; font-size: 7pt; font-stretch: normal; font-variant-east-asian: normal; font-variant-numeric: normal; line-height: normal;\">&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;<\/span><\/span><span lang=\"RO\" style=\"font-family: Arial;\">sa suporte taxele aferente incheierii prezentului contract; c) sa accepte dreptul de habitatie viagera a vanzatorului.<\/span><\/div>\n<div><b><span lang=\"RO\" style=\"font-family: Arial;\">V. RASPUNDEREA PENTRU EVICTIUNE ASUPRA BUNULUI IMOBIL<\/span><\/b><\/div>\n<div style=\"margin-left: 21.55pt; text-indent: -21.55pt;\"><span lang=\"RO\" style=\"font-family: Arial;\">5.1. Eu, vanzatorul declar si garantez pe proprie raspundere, sub sanctiunea legii penale, ca imobilul nu a fost scos din circuitul civil, ramanand continuu in proprietatea mea, ca nu face obiectul nici unui litigiu juridic, nu este grevat de sarcini sau servituti si garantez pe cumparator impotriva oricarei evictiuni totale sau partiale in conformitate cu prevederile art. 1337 din Codul civil.<\/span><\/div>\n<div style=\"margin-left: 21.55pt; text-indent: -21.55pt;\"><span lang=\"RO\" style=\"font-family: Arial;\">5.2. Transmiterea nudei proprietati asupra bunului imobil cumparatorului are loc astazi, data autentificarii prezentului contract, cumparatorul dobandind posesia si folosinta imobilului la data decesului vanzatorului.<\/span><\/div>\n<div><b><span lang=\"RO\" style=\"font-family: Arial;\">VI. CLAUZE FINALE<\/span><\/b><\/div>\n<div style=\"margin-left: 21.55pt; text-indent: -21.55pt;\"><span lang=\"RO\" style=\"font-family: Arial;\">6.1. Partile declara ca pretul mentionat mai sus este pretul real intervenit intre ei, au luat cunostinta de dispozitiile art. 1303 Cod civil, art. 12 din Legea nr. 87\/1994 privind combaterea evaziunii fiscale, precum si de prevederile art. 6 alin. 1 si 2 din Ordonanta Guvernului nr. 12\/1998, potrivit carora, in cazul in care printr-un act ascuns inteleg sa plateasca un pret mai mare decat cel indicat, atat prezentul act autentic, cat si actul ascuns sunt lovite de nulitate si isi asuma intreaga raspundere pentru cele declarate in continutul prezentului contract ca fiind date reale.<\/span><\/div>\n<div style=\"margin-left: 21.55pt; text-indent: -21.55pt;\"><span lang=\"RO\" style=\"font-family: Arial;\">6.2. Taxele si impozitele la stat sunt achitate la zi de vanzator, asa cum rezulta din certificatul nr. &#8230;&#8230;. eliberat de &#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;, urmand ca astazi, data autentificarii contractului, sa treaca asupra cumparatorului, care suporta si taxa de timbru, timbrul judiciar si onorariul notarului public.<\/span><\/div>\n<div style=\"margin-left: 21.55pt; text-indent: -21.55pt;\"><span lang=\"RO\" style=\"font-family: Arial;\">6.3. Cumparatorul ce a cumparat de la vanzator nuda proprietate asupra imobilului descris mai sus, cu pretul si in conditiile mentionate se declara intru totul de acord cu continutul prezentului contract.<\/span><\/div>\n<div style=\"margin-left: 21.55pt; text-indent: -21.55pt;\"><span lang=\"RO\" style=\"font-family: Arial;\">6.4.
