OBIECTUL CONTRACTULUI:<\/span><\/b><\/div>\n<div style=\"margin-left: 21.55pt; text-indent: -21.55pt;\"><span lang=\"RO\" style=\"font-family: Arial;\">2.1. Arendatorul da arendasului urmatoarele bunuri<sup>3)<\/sup>&nbsp;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;.<\/span><\/div>\n<div style=\"margin-left: 21.55pt; text-indent: -21.55pt;\"><span lang=\"RO\" style=\"font-family: Arial;\">2.2. Bunurile agricole arendate<sup>4)<\/sup>&nbsp;sunt cuprinse in inventarul ce constituie anexa nr. &#8230;&#8230;&#8230;&#8230;&#8230;.. si sunt prezentate in planul de situatie anexa nr.<sup>5)<\/sup>&nbsp;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;.. .<\/span><\/div>\n<div><b><span lang=\"RO\" style=\"font-family: Arial;\">III. OBLIGATIILE PARTILOR<\/span><\/b><\/div>\n<div style=\"margin-left: 21.55pt; text-indent: -21.55pt;\"><span lang=\"RO\" style=\"font-family: Arial;\">3.1. Obligatiile&nbsp;<b>arendatorului<\/b>&nbsp;sunt urmatoarele:<\/span><\/div>\n<div style=\"margin-left: 54pt; text-indent: -18pt;\"><\/div>\n<div style=\"margin-left: 54pt; text-indent: -18pt;\"><\/div>\n<div style=\"margin-left: 54pt; text-indent: -18pt;\"><\/div>\n<div style=\"margin-left: 21.55pt; text-indent: -21.55pt;\"><span lang=\"RO\" style=\"font-family: Arial;\">&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;Arendatorul garanteaza pe arendas impotriva oricarei evictiuni totale sau partiale, in conformitate cu prevederile legii.<\/span><\/div>\n<div style=\"margin-left: 21.55pt; text-indent: -21.55pt;\"><span lang=\"RO\" style=\"font-family: Arial;\">3.2. Obligatiile&nbsp;<b>arendasului<\/b>&nbsp;sunt urmatoarele:<\/span><\/div>\n<div style=\"margin-left: 54pt; text-indent: -18pt;\"><\/div>\n<div style=\"margin-left: 54pt; text-indent: -18pt;\"><\/div>\n<div style=\"margin-left: 54pt; text-indent: -18pt;\"><\/div>\n<div style=\"margin-left: 54pt; text-indent: -18pt;\"><\/div>\n<div style=\"margin-left: 54pt; text-indent: -18pt;\"><\/div>\n<div style=\"margin-left: 21.55pt; text-indent: -21.55pt;\"><span lang=\"RO\" style=\"font-family: Arial;\">3.3. Arendasul poate schimba categoria de folosinta a terenului arendat numai cu acordul scris al arendatorului si cu respectarea prevederilor legii.<\/span><\/div>\n<div style=\"margin-left: 21.55pt; text-indent: -21.55pt;\"><span lang=\"RO\" style=\"font-family: Arial;\">3.4. Subarendarea partiala sau totala este interzisa.<\/span><\/div>\n<div style=\"margin-left: 21.55pt; text-indent: -21.55pt;\"><b><span lang=\"RO\" style=\"font-family: Arial;\">IV. DURATA CONTRACTULUI<\/span><\/b><\/div>\n<div style=\"margin-left: 21.55pt; text-indent: -21.55pt;\"><span lang=\"RO\" style=\"font-family: Arial;\">4.1. Partile au convenit sa incheie prezentul contract de arendare pe termen de &#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;. ani<sup>6)<\/sup>.<\/span><\/div>\n<div style=\"margin-left: 21.55pt; text-indent: -21.55pt;\"><span lang=\"RO\" style=\"font-family: Arial;\">4.2. Predarea bunurilor va avea loc la data de &#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;.., data la care incepe executarea contractului.<\/span><\/div>\n<div style=\"margin-left: 21.55pt; text-indent: -21.55pt;\"><span lang=\"RO\" style=\"font-family: Arial;\">4.3. Prin acordul partilor, prezentul contract poate sa inceteze si inainte de termen.<\/span><\/div>\n<div><b><span lang=\"RO\" style=\"font-family: Arial;\">V. PRETUL CONTRACTULUI<\/span><\/b><\/div>\n<div style=\"margin-left: 21.55pt; text-indent: -21.55pt;\"><span lang=\"RO\" style=\"font-family: Arial;\">5.1. Partile au convenit ca arendatorul sa plateasca o arenda<sup>7)<\/sup>&nbsp;de &#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;, astfel: &#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230;&#8230; .<\/span><\/div>\n<div style=\"margin-left: 21.55pt; text-indent: -21.55pt;\"><span lang=\"RO\" style=\"font-family: Arial;\">5.2. Impozitele si taxele datorate, potrivit legii, pentru bunurile agricole arendate sunt in sarcina arendatorului.<\/span><\/div>\n<div><b><span lang=\"RO\" style=\"font-family: Arial;\">VI. CAZUL FORTUIT SAU DE FORTA MAJORA<\/span><\/b><\/div>\n<div style=\"margin-left: 21.55pt; text-indent: -21.55pt;\"><span lang=\"RO\" style=\"font-family: Arial;\">6.1. Nici una dintre partile contractante nu raspunde de neexecutarea la termen sau\/si de executarea in mod necorespunzator &#8211; total sau partial &#8211; a oricarei obligatii care ii revine in baza prezentului contract, daca neexecutarea sau executarea necorespunzatoare a obligatiei respective a fost cauzata de forta majora, asa cum este definita de lege.<\/span><\/div>\n<div style=\"margin-left: 21.55pt; text-indent: -21.55pt;\"><span lang=\"RO\" style=\"font-family: Arial;\">&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;&nbsp;Partea care invoca forta majora este obligata sa notifice celeilalte parti, in termen de &#8230;&#8230;&#8230;&#8230;&#8230;&#8230; (zile, ore), producerea evenimentului si sa ia toate masurile posibile in vederea limitarii consecintelor lui.<\/span><\/div>\n<div style=\"margin-left: 21.55pt; text-indent: -21.55pt;\"><span lang=\"RO\" style=\"font-family: Arial;\">6.2. Daca in termen de &#8230;&#8230;&#8230;&#8230;&#8230;&#8230; (zile, ore) de la producere evenimentul respectiv nu inceteaza, partile au dreptul sa-si notifice incetarea de plin drept a prezentului contract fara ca vreuna dintre ele sa pretinda daune-interese.<\/span><\/div>\n<div style=\"margin-left: 21.55pt; text-indent: -21.55pt;\"><span lang=\"RO\" style=\"font-family: Arial;\">6.3. Daca, inainte de a fi culeasa, recolta a pierit integral sau cel putin o jumatate din ea, ca urmare a unui caz fortuit sau de forta majora<sup>8)<\/sup>, arendasul poate obtine o reducere de pret daca face dovada indeplinirii urmatoarelor conditii:<\/span><\/div>\n<div style=\"margin-left: 54pt; text-indent: -18pt;\"><\/div>\n<div style=\"margin-left: 54pt; text-indent: -18pt;\"><\/div>\n<div style=\"margin-left: 54pt; text-indent: -18pt;\"><\/div>\n<div style=\"margin-left: 54pt; text-indent: -18pt;\"><\/div>\n<div><b><span lang=\"RO\" style=\"font-family: Arial;\">VII. LITIGII<\/span><\/b><\/div>\n<div style=\"margin-left: 21.55pt; text-indent: -21.55pt;\"><span lang=\"RO\" style=\"font-family: Arial;\">7.1. In cazul in care un litigiu nu s-a putut solutiona cu acordul partilor sau prin arbitraj, oricare dintre ele poate cere, in justitie, in conditiile legii, rezilierea prezentului contract.<\/span><\/div>\n<div><b><span lang=\"RO\" style=\"font-family: Arial;\">VIII. REINNOIREA CONTRACTULUI<\/span><\/b><\/div>\n<div style=\"margin-left: 21.55pt; text-indent: -21.55pt;\"><span lang=\"RO\" style=\"font-family: Arial;\">8.1. Prezentul contract poate fi reinnoit, printr-o intelegere a partilor si cu respectarea prevederilor legii.<\/span><\/div>\n<div style=\"margin-left: 21.55pt; text-indent: -21.55pt;\"><span lang=\"RO\" style=\"font-family: Arial;\">8.2. Fiecare parte contractanta este obligata sa incunostinteze, in scris, cealalta parte, cu cel putin un an inainte de expirarea prezentului contract, despre intentia sa de a-l reinnoi sau de a nu-l reinnoi.<\/span><\/div>\n<div><b><span lang=\"RO\" style=\"font-family: Arial;\">IX. Modificarea prezentului contract se face numai prin act aditional incheiat intre partile contractante.<\/span><\/div>\n<div style=\"margin-left: 21.55pt; text-indent: -21.55pt;\"><span lang=\"RO\" style=\"font-family: Arial;\">9.2.
